What we inspect
Every inspection covers six core systems. These are the components most likely to cause a failure, a safety hazard, or a costly repair if left unchecked.
Springs
We check tension, coil condition, and estimated remaining cycles. Springs account for the majority of garage door failures. A failing spring puts stress on your opener and cables. See our spring replacement service if replacement is needed.
Cables
Cables fray from the inside out. We look for broken strands, fraying at the drum attachment, and rust. A cable failure can send the door dropping on one side in a split second. Our cable replacement team handles this same day.
Safety sensors
Federal law requires working photo-eye sensors. We test alignment, sensitivity, and confirm the door reverses properly on obstruction. Sensors knock out of alignment from vibration and temperature changes, especially in older Detroit homes with concrete floors that move.
Door balance
We disconnect the opener and test whether the door holds mid-travel by hand. An unbalanced door forces the motor to do work the spring should be doing, shortening opener life significantly. Balance issues are often the first sign that springs are losing tension.
Opener function
We test force limits, auto-reverse, travel limits, and the emergency release. We also check the drive rail, trolley, and chain or belt for wear. If the opener is working harder than it should, we find out why.
Hardware and fasteners
Hinges, rollers, brackets, track bolts. Vibration loosens hardware over time. We tighten what's loose, note what's worn, and check the weatherstripping for gaps that let cold air and water in. Small things, but they matter on Michigan winters.
