Most Detroit homeowners never think about their garage door until it stops working at the worst possible moment. A $99 inspection takes about 45 minutes and catches the things that turn into $400 repairs or a door that won't open on a January morning. We go through 21 checkpoints -- springs, cables, sensors, balance, opener force, hardware -- and hand you a written report with photos. If something needs attention, we'll tell you what, why, and what it costs before we touch anything. No pressure, no surprises. Michigan winters are hard on these systems, and catching problems in fall before the cold sets in is much cheaper than an emergency call in February.

Technician testing garage door safety sensors in Detroit home

Why your door deserves a real look every year

A garage door is the largest moving part in your home. It cycles 1,500 times a year in an average household. Springs are rated for a finite number of cycles. Cables fray from the inside out before you can see it. Safety sensors drift out of alignment in frost heave. None of this announces itself before it fails.

Detroit's temperature swings -- from subzero in January to 90 degrees in July -- put real stress on spring steel, lubrication, and weatherstripping. An unheated garage makes it worse. We've seen cables snap on doors that looked fine from the outside. The homeowner had no idea until the door dropped.

An annual inspection before winter is the single best thing you can do for a garage door that's more than three years old. It also keeps routine maintenance from turning into an urgent spring replacement or cable replacement.

What we inspect

Every inspection covers six core systems. These are the components most likely to cause a failure, a safety hazard, or a costly repair if left unchecked.

Springs

We check tension, coil condition, and estimated remaining cycles. Springs account for the majority of garage door failures. A failing spring puts stress on your opener and cables. See our spring replacement service if replacement is needed.

Cables

Cables fray from the inside out. We look for broken strands, fraying at the drum attachment, and rust. A cable failure can send the door dropping on one side in a split second. Our cable replacement team handles this same day.

Safety sensors

Federal law requires working photo-eye sensors. We test alignment, sensitivity, and confirm the door reverses properly on obstruction. Sensors knock out of alignment from vibration and temperature changes, especially in older Detroit homes with concrete floors that move.

Door balance

We disconnect the opener and test whether the door holds mid-travel by hand. An unbalanced door forces the motor to do work the spring should be doing, shortening opener life significantly. Balance issues are often the first sign that springs are losing tension.

Opener function

We test force limits, auto-reverse, travel limits, and the emergency release. We also check the drive rail, trolley, and chain or belt for wear. If the opener is working harder than it should, we find out why.

Hardware and fasteners

Hinges, rollers, brackets, track bolts. Vibration loosens hardware over time. We tighten what's loose, note what's worn, and check the weatherstripping for gaps that let cold air and water in. Small things, but they matter on Michigan winters.

Why a $99 inspection can save you $400

The math is straightforward. Problems caught early are cheap. The same problems discovered after failure cost much more -- plus towing fees, emergency rates, and the hassle of a car stuck inside.

Catch wear before failure

A spring showing 15% wear is a maintenance adjustment. That same spring at full failure means same-day emergency replacement, sometimes on a weekend or in a blizzard. The cost difference is real.

Extend opener life

Most openers are damaged by running against an unbalanced or spring-fatigued door for years. An annual balance check is the single best thing you can do to double your opener's working life. Openers run $250-600 to replace.

Avoid winter emergencies

Detroit winters are not the time to find out your door has a problem. An inspection in September or October means you go into the cold season knowing everything works. Our Michigan winter guide covers what we look for specifically before freeze season.

FAQ

Frequently Asked Questions

Common questions about garage door services in Detroit. Can't find your answer? Call us at (313) 555-0313.

Garage door springs typically last between 7-10 years, depending on usage frequency and maintenance. Torsion springs generally last longer than extension springs. Regular maintenance and proper lubrication can extend their lifespan. Signs that your springs need replacement include visible wear, rust, or the door becoming difficult to open and close.
We recommend annual maintenance service to keep your garage door operating safely and efficiently. Regular maintenance includes lubrication, inspection of springs and cables, track alignment, safety sensor testing, and general tune-up. This preventive care helps avoid costly emergency repairs and extends the life of your door system.
